What Does “Pending” Really Mean?

You're scrolling through homes online.

You find one you really like.

And then you see it:

PENDING.

Most buyers assume that means the house is sold and immediately move on.

Not exactly.

A pending home generally means the seller has accepted an offer, but the transaction hasn't closed yet.

And quite a bit can still happen between those two points.

The Buyer May Still Have Contingencies

Depending on the purchase agreement, the buyer's offer may be subject to things like:

• Inspection
• Financing
• Appraisal
• Sale of another property
• Title work
• Other agreed-upon contingencies

Until those pieces are satisfied, there's still work to be done.

Deals Sometimes Fall Apart

Most accepted offers make it to closing.

But not all of them do.

An inspection can uncover something unexpected.

An appraisal can create an issue.

Financing can change.

A buyer's existing home may not sell.

Or sometimes the parties simply can't reach an agreement when an issue comes up.

That's why I wouldn't automatically forget about a house just because it went pending.

Can You Still Make an Offer?

Potentially.

A seller may be willing to consider a backup offer depending on the situation.

If the first transaction falls apart, a strong backup offer could put you next in line without the property having to fully return to the market.

Whether that makes sense depends on the house and the circumstances.

Getting an accepted offer feels like the finish line.

It isn't.

Closing is the finish line.

There's still inspection, appraisal, financing, title work and potentially negotiations ahead.

That's why the strength of an offer isn't always determined solely by the highest price.

Terms matter too.

A slightly lower offer with strong financing and fewer uncertainties can sometimes be more attractive than the highest number on the page.

Don't Just Watch the Status

If there's a house you really wanted and it suddenly goes pending, don't necessarily stop paying attention.

And if you're selling, don't assume the job is finished just because you've accepted an offer.

There's still a transaction to manage.

Pending means you're headed toward closing.

It doesn't mean you've arrived there yet.
