One of the first questions sellers usually ask is:
"How long do you think it will take to sell?"
It's a fair question.
But the answer isn't as simple as looking at the average days on market.
Recent Sioux Falls market data puts the typical time on market somewhere around a 100 days.
But that doesn't mean your home should take that long or that something is wrong if it does.
I've seen homes take offers quickly while another home a few blocks away sits much longer.
Why?
Because buyers aren't shopping for the "average Sioux Falls home."
They're shopping within a specific price range, location and set of needs.
Price Range Matters
A $300,000 home isn't competing against a $700,000 home.
There may be significantly more buyers shopping in one price range than another.
Competition Matters
If buyers have 20 similar homes to choose from, your home needs to stand out.
If there are only three, the situation can look completely different.
Condition Matters
Buyers notice homes that are clean, maintained and ready to move into.
That doesn't mean everything needs to be new.
It means the home needs to make sense compared with the alternatives.
Price Still Matters
You can have great photos, great marketing and a beautiful home.
But buyers ultimately decide whether the value makes sense.
That's why I wouldn't judge a listing simply by asking:
"How many days has it been on the market?"
I'd ask:
"How is it performing compared with the homes it's actually competing against?"
That's a much better indication of whether your strategy is working.
If you're considering selling, understanding your specific competition before you list can tell you a lot more than a citywide average ever will.
